Asphalt Sealcoating
Anyone who has a driveway or parking lot (residential or commercial) can sealcoat it. Most people who opt to sealcoat do so because their driveway or parking lot is beginning to deteriorate. Think about when you pull into a surface that looks like it was recently sealcoated – it automatically boosts your perception of the property that you’re arriving at.
To sealcoat a driveway, the first thing we do is clean it. We do this by edging the asphalt and getting rid of dirt found in cracks using power edgers. Remember, if you’re opting to sealcoat your driveway, it’s probably because it’s not in the best of shape. Additionally we take out any weeds that might be growing between the cracks, prep and pre-seal oil spots, and then blow everything off to make sure it’s as smooth and clean as possible before we start to sealcoat it.
The final step before we sealcoat is repairing and filling all cracks with hot rubberized crack sealant.
After the above is complete we begin to sealcoat. This is done by applying Brewer Cote Fusion commercial grade sealcoat with commercial grade asphalt squeegees – we don’t use any spray-on applications.
Additionally, if it’s a commercial job, we offer parking lot striping, arrows, and handicap parking painting.

When is the Best Time to Sealcoat your
Driveway or Parking lot?
It is recommended that you sealcoat your driveway or parking lot every 2-3 years, a general rule of thumb is that if you can see the color of the stones that make up the asphalt, it is time to sealcoat it. The best time of year to sealcoat your surface is May-October, with the optimal temperature being 60 degrees or above. It’s also worth noting that you shouldn’t touch or drive on a recently sealcoated surface for 24 hours after completion.

Clean
Edge asphalt and remove dirt from all cracks using power edgers. Eliminate all weeds. Prep and pre-seal oil spots. Blow off asphalt to remove and remaining debris.
Fill
Repair and fill all cracks with Direct Fire, rubberized, hot crack filler.
Seal
Apply Coal Tar Emulsion asphalt sealer with industrial grade asphalt squeegees. (No spray-on applications will be used)
