What is Asphalt Sealcoating?

Asphalt sealcoating is the process of applying a protective liquid coating to the surface of your driveway or parking lot. This emulsion forms a durable barrier, shielding your asphalt from water, oil, UV rays, and harsh weather conditions. Without sealcoating, the asphalt deteriorates more quickly, developing cracks, becoming brittle, and leading to costly repairs or replacements.

The Asphalt Sealcoating Process

1. Cleaning: We begin by thoroughly cleaning the asphalt surface. This involves edging the asphalt, removing dirt, and clearing out weeds from cracks using power edgers. We also pre-seal oil spots and blow away any remaining debris with power blowers.
2. Crack Repair: Next, we repair and fill all cracks using a hot rubberized crack filler, ensuring the surface is properly sealed.
3. Sealcoat Application: Once the surface is prepared, we apply a high-grade Brewer Cote Fusion sealcoat. Depending on the job, we offer a single or double coat applied via spray or squeegee for a seamless, professional finish.
4. Optional Line Striping: For commercial projects, we also provide parking lot striping, including lines, arrows, and handicap stall markings.

When Should You Sealcoat?

We recommend sealcoating every two to three years, depending on the climate and traffic levels. If the stones in your asphalt are visible, it’s time for a new application. The best time to sealcoat is between May and October, when temperatures are consistently above 60°F.
